5 Rules Every Landlord Should Live By

I'm pretty confident that if you asked anyone who has ever owned a rental property you would get an overwhelming response that it's not as lucrative or easy as they thought it would be. In fact, owning a rental property comes with a unique set of risks and responsibilities that every landlord needs to understand.

Rule #1: Always Screen Your Tenants. This seems obvious, but you'd be surprised how many landlords skip this step. A thorough background and credit check can save you enormous headaches down the road. Look for consistent income (typically 3x the monthly rent), a solid rental history, and no major red flags on their background check.

Rule #2: Get the Right Insurance. Standard homeowners insurance does NOT cover rental properties. You need a landlord policy — also called a dwelling fire policy — that covers the structure, liability, and potentially lost rental income if the property becomes uninhabitable due to a covered loss.

Rule #3: Put Everything in Writing. A solid lease agreement is your best friend. It should clearly spell out rent amount and due date, late fees, pet policies, maintenance responsibilities, and the process for handling disputes. Never rely on verbal agreements.

Rule #4: Conduct Regular Inspections. Schedule routine inspections (with proper notice as required by your state) to catch maintenance issues early. Small problems like a slow leak or a cracked window can become very expensive if left unaddressed.

Rule #5: Know Your Local Laws. Landlord-tenant laws vary significantly by state and even city. Familiarize yourself with rules around security deposits, eviction procedures, habitability standards, and required disclosures. Ignorance of the law is not a defense.
